For investors and owners abroad
Own a whole home. We run it like a hotel and report it like a fund.
A home in Bengaluru or Gurugram earns from short stays, monthly stays and team housing. Shepherds Homes finds the guests, checks every ID, inspects every checkout with photos, collects every rupee with proof, and sends you one statement a month. You keep the keys, the title and the decisions.
Three ways in
Buy an income home
We shortlist homes that fit how we sell (3 to 4 bedrooms near the tech parks, societies that allow stays), price them from a 12-month earnings record where one exists, and run them from day one.
Have your home run
Already own a flat here? We set it up, list it on every site, run guests and staff, and send the statement. A fee from what it earns, no rent risk hidden from you.
Sell with the record
A home that has been run by us sells with its earnings history, inspections and reviews attached: the buyer sees a business, not a flat.
What you get every month
- One statement per home: nights sold, revenue by channel, costs, what is paid to you, and the exit test (does the home clear its rent and costs).
- Every guest identified before entry; every checkout inspected with photos; damage claimed within the platform window.
- Every rupee with a bill and a payment proof; cash tracked by holder and age; no reimbursement without proof.
- Your society's rules enforced by the system: guest caps, closing dates and gate confirmation of every checkout.
- Our review of every guest and the guest's review of the home, tracked to the day.
- For owners abroad: TDS deducted and certified on every payout, as the law requires.

Straight answers
- What does it cost?
- A share of what the home earns, agreed per home and written in the management agreement, with no fee when the home earns nothing. Set-up and furnishing are itemised, never marked up.
- What will my home earn?
- We do not publish a figure that fits every home. For a specific home you get three cases from real records: a long lease, our revenue share, and a fixed rent where we offer one.
- Is there pooling or a fund?
- No. You own the whole home. There is no vehicle, no units and no securities. The agreement is between you and Shepherds Shelters Private Limited.
- I live abroad. Who handles the tax?
- Payouts to non-resident owners carry TDS deducted at source and a certificate each quarter; the agreement says so. Your chartered accountant sees the statement.
- What if the society bans short stays?
- The agreement says what happens: the home moves to monthly and team stays, and either side can exit with thirty days' notice and no penalty.
- Can I see a home being run?
- Yes. Book a stay in one, or ask for a walk-through with the caretaker and the current month's statement.
